Same person, different territory. Neither site pretends to specialise in the other’s ground.
Mesquite, Nevada. It is forty minutes from St. George and a real two-way move corridor, so people ask about it constantly. But it is in Nevada: different licensing, different disclosure law, different contracts. An agent licensed only in Utah cannot represent a buyer or a seller there. Rather than build a page implying otherwise, the honest position is that this is unconfirmed — ask me and I will either confirm I can act or refer you to someone licensed in Nevada.
How to read this list
Bigger is not the same as better served
Population is a rough proxy for services and nothing more. Cedar City is the largest town here and has a hospital and a university. Springdale is one of the smallest and has a visitor economy that supports more restaurants than towns ten times its size. Brian Head’s resident population is tiny and its property market is not, because most of the housing turns over as second homes.
What actually varies between these towns is elevation, drive time to a hospital, whether the water is culinary or a well, who ploughs the roads, and what the internet at a specific address will do. Those are the questions the relocation guide works through, and they are worth answering before choosing a town rather than after.
