If you are looking at land, send the parcel number or the listing link and I will start on the paperwork — water right, recorded access, zoning, power distance. Those are checkable in advance and they are what decides whether a parcel is worth visiting.

The things that change a plan

The “anything complicated” box on the second screen is the useful one. These are the answers that change what I would advise.

  • Two closing dates that do not line up, or a sale that has to fund the purchase
  • A house full of furniture that will not fit the next place
  • A parent’s property, an estate, or heirs in several states
  • Acreage — outbuildings, equipment, animals, a shop or a barn
  • A well, a shared water system, or a parcel with no recorded access
  • Working remotely, so the internet at the specific address decides it
  • A date fixed by something outside your control — a job, a school year, a care placement
