Three common starting points
“Is this parcel any good?”
Send the listing link or the parcel number. Water right, recorded access, zoning and power distance are all checkable before you visit, and any one of them can rule it out.
“Which town should we look at?”
Tell me how you live — work, health needs, animals, how often you travel. Ruling towns out early is most of the value, and it costs nothing.
“We need to sell Mum’s place.”
Often from out of state, often with a rural property and no idea where the paperwork is. This is common and there is a workable order to it.

Mesquite, Nevada is a different state with different licensing, disclosure law and contracts. Ask me and I will either confirm I can act or refer you to someone licensed in Nevada rather than guess.
