Three guides are planned, and it is worth saying plainly that they do not exist yet rather than putting a download button on a file that is not there:

What you will not find here

No market reports, and why

Most agent websites carry a monthly market update with a median price and a days-on-market figure. This one does not, and that is deliberate.

In towns of four hundred people, a "median sale price" is computed from a handful of transactions and swings wildly on the composition of that handful. Published as a statistic it looks authoritative and is close to meaningless — and a seller who prices against it, or a buyer who anchors on it, is being misled by a number I cannot stand behind.

When I have data wired to a real source, there will be market pages. Until then, ask about a specific town or property type and I will show you what has actually happened with genuinely comparable properties, including how thin the sample is.
