Why this matters more out here
Past the metro, the vendor list gets very short
In St. George, coordinating your own move is merely tedious. There are movers, storage facilities and furniture buyers competing for the work, and if one lets you down there is another.
In Panguitch, Escalante, Big Water or Enterprise, that is not the situation. A national carrier quotes the address badly or declines it. Storage means driving to a facility in a bigger town and paying twice for the transport. The furniture buyer will not come out for a single load. And every quote you do get carries the drive, because the vendor is coming from ninety minutes away.
So the coordination that is a convenience in a city is closer to a necessity here. The moving, storage and consignment businesses in this programme are ones I own — which means when a closing slips, the answer is rescheduling my own truck rather than starting a new search for someone who covers your area.

What actually happens
1. One conversation
What you are selling or buying, where you are going, when it has to happen, and what is complicated about it. Usually twenty minutes.
2. One plan
The property timeline and the move timeline written against each other, so the gaps are visible before they become problems. The gap between closings is where most moves come apart.
3. One point of contact
You are not chasing four companies or repeating your dates to each of them. When something moves, it moves once.
4. Delivery into the new place
Not stacked in a garage — placed where you want it, with the packing debris taken away.

The approved wording is “Buy or sell with me — your local move may be included.” Note the conditional: it is deliberate, it is fixed, and it does not go on this site at all until two things exist.
- Written terms. Eligibility, service area, mileage cap, home-size cap, what is included, whether it applies on both sides of a transaction, expiry, and what happens if the sale falls through.
- Keller Williams broker review. An offer of this kind falls under RESPA and Utah’s rules on inducements, and signing it off is the brokerage’s call rather than mine.
The mileage cap matters more on this site than on any other. On the metro site an included local move is a ten-mile job. From Escalante or Big Water it is not, and publishing the word “included” without a stated radius would be promising something nobody has scoped. An undefined offer of something valuable is the sentence a client quotes back at closing.
Until it is signed off: ask me directly and I will tell you exactly what applies to your move, in writing, before you commit to anything.
Questions about the programme
Can I use the real estate side and arrange my own move?
No. Plenty of clients use me purely as their agent and arrange their own move, and that is a completely normal way to work with me. The programme exists because coordinating it yourself out here is genuinely hard, not because it is compulsory.
Is it cheaper than hiring separately?
Usually, mostly because you are not paying four separate travel charges to four vendors driving out to the same town. But I am not going to put a percentage on it — every job is different and a made-up saving is still made up.
What if my closing date moves?
That is the situation the programme is actually for. Storage covers the gap, and because the crews are ours the date moves once rather than being renegotiated with three companies who each have their own schedule.
Is the move really included if I buy or sell with you?
Not something I will state on a website until the terms are written down and the brokerage has reviewed them — see the block above. Ask me and I will tell you exactly what applies to your move and put it in writing.
What does the programme cost?
Out here the distance changes the number as much as the house does. Tell me the towns involved and I'll put a plan and a figure in front of you.
The real estate side is a normal listing or buyer engagement with a commission agreed with the brokerage. The moving, storage and consignment pieces are quoted on the actual job.
